ABSOLUTE AGREEMENT FOR SALE



          This Absolute Agreement of Sale is made and executed on this the ___ day of ___________ at ___________ by and between:

 NOW THIS SALE DOCUMENT WITNESSETH AS UNDER

Whereas the Vendor herein offered to sell the said property for a total sale amount of Rs.________/- (Rupees ___________________ Only) and the said Vendee agreed to purchase the same for the said amount.

In Pursuance of   the   said   agreement   and   in   consideration of Rs._________/- (Rupees ___________________ Only) has been paid by the said Vendee to Vendor and thus having received the entire sale consideration amount the Vendor herein execute this Sale Document in favour of the said Vendee and acknowledges its receipt.

NOW THE VENDOR COVENANT WITH THE VENDEE AS UNDER

1.      The Vendor have delivered the actual and physical vacant possession of the scheduled property to Vendee and the said Vendee shall have and retain its possession in any manner the said Vendee likes without any obstruction or hindrance either by the Vendor or anybody else claiming the said Vendee now or in future period.                  
                                                                            
2.      The Vendor have assured and informed that the Vendee the said property hereby sold to Vendee today is free from all encumbrances, sales, gift, will, sureties, court attachments, family disputes, Govt. or Public litigations, etc.
                  
3.      The Vendor herein declare that the Vendee shall mutate his/her name in any of the office or offices on the light of this Sale Document.  

4.      The Vendor have handed over the link documents, receipts, papers relating to the scheduled property to Vendee today.                               

5.      The Vendor herein declare that the Vendee has become an absolute owner and possessor of the said property and shall make construction, additions or alterations over the said property with his/her own funds and shall transfer the same to anybody of his/her choice by way of sale, gift, will, etc.   
       
6.      The Vendor herein declares that if any litigation, disputes, complications etc., either of Public or Govt. or any other Third person found in and over the property, the same shall be cleared by the Vendor against all the losses, damages and expenses from his/her movable and immovable property.

7.      The Vendor herein declares he/she will execute a registered Sale Deed in favour of the said Vendee in future period as and when the said Vendee may demand or desires.

8.      The Vendor has got perfect marketable title to execute this Sale Document in favour of the Vendee.

9.      The Vendor has also executed a General Power of Attorney in favour of the said Vendee today.
