That the total sale consideration for the sale and purchase of said property

That the remaining balance sale

the said purchaser to me at the time of registration of Sale Deed within a
period of ____ from the date of this Agreement of Sale Cum Advance and I will
hand over the actual and vacant possession of my said property to purchaser
after receiving the balance sale amount.
And I will hand over the link document
of said property to purchaser and vacant possession at time of registration of Sale
Deed.
That I herein declare if any
litigations, disputes, either of govt. public or any third party claims are
found of said property I shall be held responsible the same shall be cleared by
me.
That I herein declare all the
registration charges shall be paid by the Purchaser.
Hence to serve as record for receiving
the advance sale amount of Rs._________ /- (Rupees ___________ Only) in cash/cheque from my said Purchaser
I herein execute this Agreement Cum
Advance Sale Receipt with my own free will without any force after
