      WHEREAS the Vendor is the absolute owner and possessor of ____

Hereinafter called as Scheduled Property.

     NOW THIS SALE DEED WITNESSETH AS FOLOWS




    WHEREAS the Vendor herein offered to sell the _______________
________________________________________________________ for a total sale consideration of Rs.                             /- (RUPEES          ONLY) and the said Vendee agreed to purchase the same for the said sale amount.



IN PURSUANCE of the said agreement and in consideration Rs.                  /-    (Rupees                            Only)  which has been paid by the Vendee to Vendor in cash/cheque, and thus having received the said amount the Vendor herein execute this sale deed in favour of the Vendee and acknowledge the receipt of the same.                                    

            NOW THE VENDOR COVENANT WITH THE VENDEE AS UNDER
1.      The Vendor has delivered the actual and physical vacant possession of the scheduled property to the Vendee today and from today onwards the said Vendee shall have and retain its possession in any manner he/she likes without any obstruction or  hindrance either by the Vendor or anybody else claiming the said Vendee in future period.                                             

2.      The Vendor have assured the Vendee that the said property hereby sold today is free from all encumbrances, charges demands, bank loans. sales, gift, will, mortgages, family disputes, court attachments, Govt. or Public litigations  etc.  The Vendor hereby declare that the said property is not subject to any litigations attachments, decree or any court or liability of any person whatsoever even either by surety or security etc.        

                                               
                                                                                                                                               

3.      The Vendor herein declare that the Vendee shall mutate his/her  name in any of the office or offices on the right of this Sale Deed.        
                  


4.      The Vendor have handed over the all the link documents, papers, receipts, of the scheduled property to the Vendee today for her record purpose.                                                                  
                                                                                                                                                                                                                                                                                                                                               

5.      The Vendor herein declare if any litigations, disputes either of Govt. or Public or any Third Party claims, etc., are found over the said property for any reason the same shall be cleared by the Vendor with all its damages.
 
 
6.      That the Vendor further declare that the property hereunder sold to the Vendee has being the true lawful and exclusive owner and possessor of the same he/she is having every marketable title to sell the same to the Vendee and there was no legal impediment or hitch in it.    

7.      That the Vendee shall hereafter enjoy with the property as its absolute true and lawful owner without any interruption or disturbance either from the Vendor or from any other person or persons claiming through him/her. In case any claim arises from any corner the Vendor shall be held responsible to settle the same and make good with his/her own funds. The Vendor assures the Vendee for quite and peaceful enjoyment of the said property forever as its absolute owner.

8.      The Vendor have got perfect and marketable title to execute this Sale Deed of Scheduled Property.
