 LEASE  DEED

       This Lease Deed is made and executed on this the ____ day of _________ at _______________ by and between:-

(Hereinafter called the LESSEE/TENANT which expression shall mean and include his/her, their heirs, representatives, successors, assignees of the OTHER PART )

WHEREAS the Lessor is the absolute owner and possessor of _______________ ________________________________________________________________________ morefullly described in the schedule annexed hereto and which hereinafter referred to as the Schedule Premises.

WHEREAS: the Lessee has approached the Lessor for taking the above mentioned premises for ________ purpose for a period of ____ years lease.

AND WHEREAS the Lessor has agreed to let out the schedule ___________ _______________________________________________________________________ on certain terms and conditions set forth herein and same is accepted by the Lessee.

NOW THEREFORE THIS LEASE DEED WITNESSES AS FOLLOWS:

1.            That the Lessee hereby agreed and undertake to pay the Lessor a rent on Rs. _________/-(Rupees _________________ Only) per moth from ________ for period of completely (5) five years without any enhancement in rent.


2.            That Lessee shall pay the Monthly Rent on or before ___ day of every month of every succeeding calendar month to Lessor and shall obtain a receipt of it.

3.         That the Lessee has t already taken the vacant possession of the above mentioned premises in good condition.

4.         That it is also mutually agreed that the Lessor shall pay Electricity, Water etc.,

5.         Municipal Tax will be paid by Lessor.

6.       That the Lessee should not sub-let the above mentioned premises to any other person or persons.

7.       That the Lessee hereby undertake to keep the schedule premises  on good and habitant condition during the period of tenancy and to allow the Lessor or his/her representatives to inspect the schedule premises at all reasonable.

8.            That the Lessor hereby undertakes to pass on regular receipts for the rent paid by the Lessee.

9.         That the Lessee shall not change the nature and name of the premises, and the Lessee shall run the ________ for which it is initially lease out. Further the lease cannot add any person or third party as a partner.



10.       That the Lessee shall not make any alterations or modifications to the schedule premises  without taken the permission from the Lessor in written.

11.         Provided always and is hereby undersigned that the expression lessor and lessee whenever they occur shall mean and include their respective heirs, executors, administrators, assigns and legal representatives.
